How long does money need to be in my account?

The standard rule is 60 days (two full statement cycles). Money that's been there longer is considered 'seasoned' and doesn't need to be sourced beyond the bank statement.

Can I use crypto for my down payment?

You have to convert it to cash first and document the sale. Once it's in a bank account and can be traced to the crypto liquidation, it's acceptable funds.

Can my parents just Venmo me the down payment?

Better to have them wire it directly to escrow, or write a check and provide the donor's bank statement. Venmo works but requires additional documentation on both sides - save yourself the friction.

Do I need reserves after closing?

Some programs require them (typically 2 months of PITI on multi-unit or investment). For a primary residence with 5%+ down and good credit, reserves are usually not required - but having 1–3 months on hand is smart regardless.
