The Short Version

A mortgage preapproval is a lender's written statement, based on documents you actually provided, that you qualify to borrow up to a specific amount. In Phoenix and across Arizona, listing agents treat it as the entry ticket: a preapproval letter is what turns an offer from an intention into something a seller can act on.

Getting preapproved for a home loan usually takes one to three business days once your paperwork is in. Staying preapproved is the part buyers underestimate, because your file is re-verified right before closing.

  • A preapproval is based on verified income, assets, and credit - not on a conversation.
  • Most preapproval letters are valid for 60 to 90 days and can be refreshed.
  • The credit pull is a hard inquiry, and its effect on your score is usually small and short-lived.

02

Preapproval vs. Prequalification vs. Underwritten Approval

These three terms get used interchangeably, and they are not the same product. Knowing which one you hold tells you exactly how much weight your offer carries.

A prequalification is an estimate built from figures you state verbally. A preapproval adds a credit pull and a document review. An underwritten approval - sometimes called a fully underwritten preapproval or TBD approval - means an underwriter, not just a loan officer, has already signed off on everything except the property.

Key points
  • Prequalification: no credit pull, no documents, minimal weight with a seller.
  • Preapproval: credit pulled, income and assets reviewed, a letter for a specific amount.
  • Underwritten approval: an underwriter has cleared your file, which is the strongest position in a competitive Maricopa County offer.
Ask Which One You Are Getting

If you are competing against other offers, ask your loan officer directly whether your file can be sent through underwriting before you shop. It costs you nothing extra and changes how an agent reads your offer.

03

The Document Package Lenders Ask For

Most delays in preapproval are not credit problems. They are missing pages. Sending a complete package up front is the single fastest way to get a preapproval letter in hand.

Every borrower on the loan supplies their own set of documents, so if you are buying with a spouse or co-borrower, gather two of everything.

Key points
  • Two most recent pay stubs covering 30 days of income.
  • W-2s and, in many cases, tax returns for the last two years.
  • Two months of statements for every account holding down payment or reserve funds - all pages, including the blank ones.
  • Photo identification and, for VA borrowers, a Certificate of Eligibility or the information needed to request one.
  • Self-employed borrowers: business returns, a year-to-date profit and loss statement, or 12 to 24 months of bank statements depending on the program.
Send Full Statements, Not Screenshots

A phone screenshot of an account balance is not a statement. Underwriters need the complete document with your name, the account number, and every page - otherwise it comes back as a condition and costs you days.

What Underwriters Are Actually Checking

Preapproval is a review of four things: credit, income, assets, and the relationship between your debts and your income. Everything else is documentation supporting those four.

Credit sets your program eligibility and pricing tier. Income has to be stable and documentable. Assets have to be sourced, meaning the lender can see where the money came from. Debt-to-income ties it all together.

  • Credit: score, payment history, and how recently you opened or maxed out accounts.
  • Income: stability, history, and whether bonuses, overtime, or self-employment income can be averaged.
  • Assets: enough for the down payment, closing costs, and reserves, with large deposits explained.
  • Debt-to-income: your total monthly obligations, including the proposed housing payment, measured against gross monthly income.

What a Preapproval File Looks Like in Practice

Here is an illustrative Phoenix example showing how the pieces connect. The numbers are made up to show the structure of the review, not a quote.

Illustrative preapproval review
Gross monthly income$7,500 combined for two borrowers
Existing monthly debts$620 - car payment and credit card minimums
Verified funds$32,000 across checking and savings
Proposed housing paymentPrincipal, interest, taxes, insurance, and any HOA
What the letter statesA maximum loan amount, the program, and an expiration date
Illustrative only. Actual qualification depends on credit, program guidelines, reserves, property type, and the full underwriting review. This is not an offer or commitment to lend.
06

How Long a Preapproval Lasts

Most preapproval letters are good for 60 to 90 days, because credit reports and income documents go stale. In a slower search, expect to refresh yours at least once - that is normal and usually means sending a fresh pay stub and bank statement.

Your letter also is not a rate lock. Rates move independently of your approval, and the payment you qualify for is recalculated when you actually lock.

Ask for a Letter Matched to Your Offer

Loan officers can issue a letter at your offer amount rather than your ceiling, so a seller does not learn you were approved for more than you bid.

07Section 7

What Quietly Undoes a Preapproval

A preapproval can be withdrawn, and it usually happens for reasons the buyer did not realize mattered. Your credit and employment are re-verified shortly before closing, so the file has to look the same then as it did at approval.

  • Financing a car, furniture, or appliances between preapproval and closing.
  • Opening or closing credit accounts, or letting balances climb.
  • Changing jobs, going from salaried to contract work, or switching to commission-based pay.
  • Moving money between accounts without a paper trail, or accepting an undocumented gift.
  • Missing a payment on anything, including a student loan in an unfamiliar servicing portal.
Call Before You Buy Anything Financed

One conversation before you sign a car loan can save a closing. Once the debt is on your report, the debt-to-income math changes and the approval may not survive it.

Getting Preapproved With Quick Mortgage Loans

Quick Mortgage LLC is based in Phoenix and licensed in Arizona, California, Colorado, New Mexico, Texas, and Washington. Whether you are buying your first home in Maricopa County, using VA entitlement, refinancing, or financing an investment property, the preapproval process starts the same way: an application, a credit review, and your document package.

You can start a preapproval online, request a rate quote, or call and talk it through with a loan officer first. There is no obligation, and the fastest files are the ones where the documents arrive together.

Key points
  • Purchase, VA, FHA, conventional, jumbo, self-employed, and investor programs are all reviewed the same way at this stage.
  • Veterans and active-duty service members should mention VA eligibility up front so entitlement can be confirmed early.
  • Self-employed buyers should ask about bank statement documentation before assembling returns.
